SVL undervalued, undiscovered?

Time shares? OK, I know that times shares carry a certain stigma, but there are several well repected companies such as IDR and BXG. Anyway SVL kept popping up on Wizefinder (yes, I use Wizetrade) Friday, I took the plunge and just bought the heck out of SVL without doing thorough DD. It's up very nicely since my purchases. My problem is that I'm not all that savvy when analyzing financials and there are a couple things that bother me a bit. First it seems kind of strange that not only did the company deny knowledge of why the recent heavy trading, but also their 8K seems to be in some kind of encryption by Edgar and also filed a form saying " The company knows of no corporate reason for the recent trading volume of it's stock."  It looks like they just managed to slide the debt they were holding to an "off balance sheet" company and they just service the debt and get the proceeds.... so why is this other company in existence? Figuring out that part of the deal is going to be the hard part... plus there are a couple entries pertaining to the instrument they sold to finance the buyers. On the face of it, it appears to be a valuation winner.  Any help on this one would be greatly appreciated. THNX in advance.

What no  help with SVL? Not even any opinions or remarks? Must be my newbie status.   :P

Well, I have trading experience with Silverleaf (SVL)...

I bought it when it was SVR at about $10/share, I think in '99.  It kept going down, and I was saying, "eh?  The fundamentals look great, they are making money... a P/E of 7?  Strange."  Then they declared that they were defaulting on a bunch of loans and would likely be no more....... well, that answered my Q as to why it was a bargain.  Because of revenue reporting methods, they were actually almost toast!

I followed them as it changed to SVLF and traded for 50 cents a share.  I kept my eye on it when it changed to SVL.  So I've been watching it for years, in one manifestation or another.

The good news is that I've been trading it since it was less than $1.50/share, and I've been able to make several very successful trades, selling into strength.  I still haven't regained the money I lost holding my Silverleaf stock between '99 and 2001, though.  Also, I am not comfortable holding this stock long-term, so while I've collected about a $2/share profit overall, I don't currently own any.  And I don't intend to purchase for the long-term.  It was tough enough getting over my loss and being burned by the company last time to make the plunge and risk a couple thousand on trading the stock again.  I'm glad I did, but I definitely am not willing to trade it at nosebleed, speculative levels (what it seems like now).

Best of luck, and I hope you are making mucho $$$$.... your gutsy moves may pay off.  For me, I know my emotions run a bit too high when it comes to SVR, or SVLF, or SVL, or whatever the heck this company is trading under.  Please do make up for my $10k+ loss in the stock back in the late '90's -- for us little guys.  :)

Owen thanks for the very informative post. Something about SVL made me really uncomfortable after buying, and  especially after disclosing this in todays 8K release;

>>Item 7.01 Regulation FD Disclosures
On December 13, 2005, the Registrant issued a press release stating that it had opened a new showroom-style, off-site sales office in Irving, Texas. The Registrant estimated that the new facility will generate annual sales to new members by $10 to $12 million when construction is complete.

On December 14, 2005, the Registrant issued a press release stating that it has completed its initial evaluation of the impact that Statement of Financial Accounting Standards No. 152, Accounting for Real Estate Time-Sharing Transactions (SFAS 152) will have on the Registrant. The Registrant reported that it believes that SFAS 152, which will apply to the Registrant beginning January 1, 2006, will not have a material impact on its consolidated results of operations, financial position, and future financial statements.<<

How weird is that? What kind of financial accounting standards are they using? I did manage to make a very tidy profit, at least on the lots I sold today. I think I better be looking for an exit for the rest. You might have saved me some heartache. Thanks again.

Worth watching going into earnings, with 0.135 expected.  Needs a technical breakout, first, and earnings could do it.
